Land dispute

Hey folks, looking for some advice!!

I recieved my deceased mothers folio today and it stated that a portion of her land has been transferred to a neighbour. I wasnt unaware of her owning this piece of land and am surprised to hear that the land was transferred to them. The people involved have recently built a house on the land and I presume they claimed Adverse Possession after using the land as there own. I am also unaware if the 12 year limitation was met. I believed that one was ment to make the true owner aware of there intention to claim AP on the land in order for the folio to be altered.

Is there any come back for us now? Does it make a difference that we were unaware of the AP or of the ownership of the land by us.

    Any input would be great.

Go see a solicitor. It doesn't matter if 1,001 posters agree with you, when it comes to land disputes you need to get professional advice, that means a solicitor.
