Best Rehearsal Space in Dublin for 2011

Just wondering what people think about the Rehearsal spaces in Dublin for this year.

I'm in a band who try get out to practice at least once or twice a week. We usually go to Applerock, which is pretty good if you get one of the bigger rooms, although the area is a bit rough to say the least.

Went to The Jam Factory about a month ago though and wasn't very impressed, rather than the 5 - 11 slot advertised on the website it was only 6 - 10 and the guy kept ringing us to open the door for other bands whilst he was out running errands.

Haven't been to TBMC is 2 years or so but from what I remember it was the most expensive and the equipment was pretty average.

Is there any other spaces out there that are worth trying out?

http://www.unit-1.ie/ A bit out from the city centre, but worth the effort to get there

http://www.rehearsal-room.com/ Not as nice as the above two, but not bad.
