kitchen extension with a boiler room inside ?

    We have a small boiler room (cca 2x2.5m) with an oil tank fitted to its outside wall and I had this unusual idea of using 2m space between the back of our house and the room with part of the boiler room for a small kitchen extension. The space won't be exact square but it gives us almost 3x 2.5m space for the extension. Another advantage is I will be able to use existing walls, so I spend less for material, labor etc.

    Now, I've read that there are some safety regulations when boiler (room) is part of / in the house. From what I remember,

    A.\ the actual boiler HAS to be in it's separate space from the rest of the house
    B.\ and walls and roof of this (separate) room must be made out of inflammable/fire resistant materials

    Can anyone confirm this info ? are there other regulations I should be aware of ?

    What capacity is the tank?

    Would you be replacing the entire heating system?

    What distance is the oil tank from the neighbors boundary?

    The main issue may be that you will not be able to reuse the existing walls as they will not be fire rated correctly to protect, the tank from a fire in the kitchen. Meaning the cost benefit of reusing those wall may be negligible, the slab may be a better case senario.

    No I m keeping the heating system as it is, I do not want to touch it

    cca 3m (it was installed before we moved in, our surveyor saw it and didn't say anything)

    actually, if you check my drawing you'll see I want to close the boiler in it's separate space from the rest of the kitchen, all walls (even the actual kitchen walls) will be made out of concrete blocks

    Yes any new walls you add to protect the boiler will be correctly rated. The issue here is the proximity of the oil storage tank not the boiler itself to a possible fire source.

    You may need to move the tank and or fire rate the eaves/existing walls.

    I suggest asking for architectural advice on the issue.
