Opening a pharmacy in Ireland

I am a pharmacist qualified 7 years and I'm thinking of opening a pharmacy. I have a location in mind, a moderate sized village with a doctors surgery that opens for 2 hours a day. There is no other pharmacy within a 10 mile radius and there are 2 other villages within three miles of this location. I'm not looking to make a fortune, just living similar to what I make working for someone else but without having to work for someone else. I understand that someone who has been through this process themselves may not be willing to divulge such on the internet but I just need a few pointers in the right direction. Any advice or tips would be greatly appreciated, many thanks.
