Renovation Project - What Needs Doing and How Much?

    Hey guys, I am looking a a house that need complete renovation. I am currently trying to draw up a list of possible work that will need doing, and how much I will need to set aside.

    The house is a semi detached bungalow, it's 87 sq/m. It's structurally fine, roof is ok and has new windows. Unfortunately, everything else probably needs doing. I have done up a list and put in some rough estimates on costs, if I've costed anything incorrectly, or have missed anything, I would appreciate anyone filling me in.

    Central heating: 3,000 (the house has no central heating, we're installing oil)
    Insulation: 500 (this is just covering the attic, do I need more in the walls/floors?)
    Bathroom: 1,000 (possibly could be less as the suite itself may be ok)
    Wiring: 500-2,000 (it may, or may not need wiring, needs fittings though)
    Flooring: 1,000 (looking to carpet half the house, laminate the other half, might put it down myself)
    Kitchen: 1,000 (plumbing looks fine and it has a fine sink already)
    Paint: 500 (will do this myself)
    New interior doors: 1,000 (no idea of the cost of these, need 5)
    Skirting boards: 750

    Rough total cost: €10,000. Already have quite a lot of the ordinary soft furnishings in the house I'm already in.

    Any thoughts, tips, advice?

    You should fit a condenser boiler more efficient cost about 2200 inc fitting allow 4500 over all for oil tank and cylinder etc

    Insulation: 500 (this is just covering the attic, do I need more in the walls/floors?)
    To pump the existing cavity walls allow another 1000.
    To insulate the floors is a major job would cost alot 3000-5000

    Bathroom: 1,000 (possibly could be less as the suite itself may be ok)

    Wiring: 500-2,000 (it may, or may not need wiring, needs fittings though)
    Allow your upper limit

    Your estimates look about right to me.
    Allow another 1,000 for bits and pieces;
    door handles
    skip
    Cleaning up

    i would have thought the central heating was a bit tight. plumbers are still in demand and not cheap unless you know someone personally. allow 1300 for a condensing oil burner. plumbing and radiators, cylinder and what ever controls. 4000k to 4500.
    the doors at 200 euro a door is fine if it includes hanging and frames and accessories. if you are just replacing doors there are good values out there and 200 adoor will get you very good doors.

    Hello to all.

    I have a query. i have build a 4000 sqft house. i have installed the heat recovery ducting. at the minute i am awaiting the arrival of my 50mm insulated slabs for the interior of the external wall. i am also putting a 38mm insulated board on all ceilings. i have got out an accessor and if i do what he says i can achieve a A3 rating. what i am trying to find out is what would the savings be by making the house airtight as opposed to not making it airtight. i am installing an oil heating system, all rads split up into 9 different zones. am i going to save a tank of oil a year, would it be more or less. all feedback greatly accepted. also what if i went to sell on the house in the future. how much more would a A3 rated house get over say a C rated house, if both houses were the same??????
