    hi, iwas just wondering if anyone has had any experience of the rent allowance scheme? what are the advantages/disadvantages for the landlord? thanks for any comments.

    RAS offers a number of important benefits to Tenants and Landlords.


    For Tenants these are:


    1. Greater security of Tenure
    2. Can earn without loss of Rent Supplement
    3. Removal of Poverty trap
    4. Alternative choice of long term housing


    The Benefits to Landlords are:


    1. Guaranteed Income
    2. Payment for Void periods (contract dependent)
    3. No letting or Rent Collection Costs.
    4. Security of income for duration of Contract
    5. Damage deposit option.

    (this is my 1st time using the formats to highlight the info and I hope it comes out ok and can be read)

    Getting on the RAS Book

    When the Council is satisfied that the property is suitable for the long term housing needs of the tenant and complies with the Housing (Standards for Rented Houses) Regulations 2008 & 2009, an offer of RAS is made to the landlord. Rent is then agreed as well as the contract type the landlord wishes to enter. Landlords must submit documentation as set out on the attached Landlord Checklist.

    Info For Landlords With Vacant Properties
    Landlords with vacant properties seeking to be considered for RAS can complete and return a landlord questionnaire (this can be found on your local council's website or by request). The Council will include the property on a supply list and if it is needed will contact the landlord. There is no commitment by either party until a RAS contract is entered into.
