    Hi all,

    looking for advice about getting properly finished building at end of garden roughly 20x10feet, sloped tiled roof.

    Wondering how you get contractor who will manage with payment as he does the work as I have heard about people paying loads of cash and not getting anything, money seemingly paid to existing debts.

    Living in Louth area. Any recommendations as to who can do a good job without big deposit?

    You dont have to pay up front , just pay as work proceeds as in at the end of every week . A lot of suppliers wont give credit to contractors now so they wont carry the cost of the materials until the end of the job. To be fair a contractor should be paid as he does the work, and not have to wait until it suits some people. Some contractors have been left without payment and wont take the chance now, that doesnt mean they are cowboys they need cash the same as everyone else. Just choose a reliable one , someone who has been at construction for a long time not just sprung up during the boom , these are the ones to watch out for . There are lots of expert tradesmen who are working in construction since leaving school and are still in construction, and will remain there as this is what they know and will always find work , best of luck.

    Payment is usually in 4-5 stages from inital start of build to final completion and sign off of the build,at around 20-25% of the total cost per each payment.

    Cash is king at the moment and alot of builders will do work for cash in hand in these hard times,so you dont have to add vat to the figure.;)

    After advetrtising my job on a tradesman/builders website and interviewing 10 different builders (irish and eastern european) I got a large block garage,with sloped tile effect cladded roof,running water,lights/sockets,industrial grade leccy garage door,steel padestrian door,upvc door and windows,pebble dashed on laneway side and smooth plastered on garden side with gutters and waster water piping layed underground to existing manhole trap for a very very good price by a Lithunian builder.

    Very clean,very professional,allways on time,completed the job on time too,and worked in the pi55ing rain.

    He has put alot of Irish builders to shame in both price and professionalism.

    The following is taken from the forum charter:

    VAT is added to all materials and labour in the building industry.     Well said poor Uncle Tom, its time people realised that construction is a proper industry and there are people working in it all their lives paying their taxes and trying to do things properly , its threads like those that get the industry a bad name. Talk about kicking people when they are down , making beggars out of tradesmen.
