Attic Conversion

    Hi All,
    Could be an open ended question but anybody have a rough guide price for a attic conversion on a 2 bed terraced house in Ashbounrne.

    Velux window, stairs for access, a rad and some plug points. i would paint when ready and would need access panels to the attic space behind.

    Any guide price would be great. if you have questions i will answer as best i can.

    A little more information is required:
    What size is the house? l x w
    Roof Pitch?
    What depth of joists are currently in place?
    Is the current roof a pre-fab trussed roof or a cut roof?
    If it is a cut roof is there a knee wall in place?
    If so what height is it at?
    What insulations are currently in the attic space?
    Are there pipes or wires on top of the current joists?
    Are there attic tanks?
    If so, will they need partitioning off?
    What will the space be used for?

    12K----13K can do a lot these days all depends on whats there now

    There are a lot of factors involved so its the old "how long is a piece of string" question. One major factor will usually be the method used to convert the attic - full contract or direct labour as that does leave a fluctuating 15% in the price.

    If its any help I have seen figures posted here over the last couple of years ranging from €15k - €50k but the wide gulf is dictated by the factors mentioned and also location.

    Another thing to watch out for is compliance with the building regulations and also to determine if it's exempt development under the Planning & Development Regs.

    sounds about right. if its a two bed its prob fairly small attic conversion. is there an ensuite or just one big room. is it a truss or cut roof.

    100% 12,000 maybe 13,000 would include having it certified
