plans finally drawn up

    been a while since posting in the construction forum, was previoulsy asking about planning permission, architechs well have since had plans drawn up im going for an 1800sqft 4 bed bungalow with attic fully converted, was going to go for a dormer but with the new 2010 regs they are not allowed anymore.

    Just thinking of maybe changing 1 or 2 things and then it should be ready for submitting to planning, at least now I know what materials and quanities is needed and start getting prices from merchants and builders, im based in the north east of the country could anyone advised how much they think it will cost at the moment? Architect said it will cost around €120-€130,000 to complete but was hoping to get all done for around €90,000

    Was told by a guy that i will have to pay the council about 8k for the upkeep of the roads etc to the house is this right, he said he wasnt allowed to put down a block without paying it! so that 8k dead money out of the budjet already?

    They are called Development Contributions. Yes, you WILL have to pay them, usually as soon as you lodge your commencement notice to Building Control. They have been in for a long time now. Your Architect will be able to give yo ua contribution figure, based on current prices, which can be downloaded from your local Council webpage.

    Easy to understand, they will give a price for square meterage, just substitute your areas and hey presto. If own well/treatment system, do not involve these in your calculation, but otherwise, roads/community will be applicable.

    On the current price, best guide imho is to send out 3No. sets of plans to contractors and take the average quote;)

    why are dormers not allowed anymore??

    Dormers are still allowed.

    They are not prohibited but practially banned in Mayo with the rural housing guidelines requireing a max depth of 8m of a house, to get a decent space in the roof dormers usually require around 10m. story and a half house are permitted and often the only solution in cases like this.
