Steps to building an extension

Planning to build an extension but I am completely clueless on what is involved. Besides architects, builder, planning permission/council, who else needs to be involved? Is specific insurance needed if you have builders in doing work? We are in Dublin city so is it ok to have skips etc on the street outside the house for a period of time?

Also potentially what could go wrong, besides the weather, builder going bust, money running out, what else would be a risk item?

I am trying to gather all information upfront so that all planning is done before work starts, so as to reduce some of the stress that will be involved during the process. If anyone has gone through this process and has perhaps a blog that I can reference it would be really handy for me

The first point would be to decide on a rough size of extension.
They to check (prehaps with the assistance of a local professional) if planning is required.

Once that is sorted, you should be able to gauge some of the budget more accurately
