I am the owner of a 3 bed apartment and I'm having problems with one tenant that's been living there for 11 months now. What is the correct route to asking them to leave? How much notice must I give them? They have never given me a deposit if it makes a difference.

I think a month to 6 weeks is plenty of notice.

you have a licencee arrangement in place, rather than a tenancy. This means that either party can give 'reasonable notice' to quit - and Threshold define 'reasonable' as 28 days....
