planning per for equine arena and entrance

    Hi, If I wanted to build an arena for horses do I need planning do you know? If so can somebody tell me where I can get stipulations on size etc onlime?
    Also, if I breakan entrance onto public road to get sand and other materilas onto this site do I need planning? If I didnt apply for planning and 'just' broke entrance/ditch what would I expect to face from planning peoples if they found out?

    From Class 10 of Agricultural Structures
    CLASS 10

    The erection of an unroofed fenced area for the exercising or training of horses or ponies, together with a drainage bed or soft surface material to provide an all-weather surface.
    1. No such structure shall be used for any purpose other than the exercising or training of horses or ponies.
    2. No such area shall be used for the staging of public events.
    3. No such structure shall be situated within 10 metres of any public road, and no entrance to such area shall be directly off any public road.
    4. The height of any such structure shall not exceed 2 metres.

    Yes you need planning permission for an entrance.

    When you say arena - is this going to be used for events where public might be visiting the premises such as horse riding lessons etc?

    Thank you for the replies. No it is only a small area of lets say 20m x 20m which is beside the house. There is a public road alongside it. 10m from the road could be a problem as I will loose maybe 6m off this.Mmmmm could I maybe put up an electric temporary fence which would be 10m from road when horses are unattended and then when horses are been ridden take this down, and ride all the way upto roadside?
    If I was to use this space for other livestock like pigs do I need planning or as a 'yard' to park trailers. Whats the difference?

    Class 7 of Exempted Development - Rural: deals with Pigs:D:D (Seriously, it does)

    Rayjdav, thank you for that. Class 7 refers to a 'roofed structure'. What I am asking is, if I used this sand arena to keep pigs or park a trailer on does it have to be 10m from the road for example? the reason I ask this, is if i have an area of an arena 10m from the road I am not allowed to exercise a horse on Id hate to see it been wasted!
    I was also asking if I could use a temporary fence 10m from road and take this down everytime I ride horse. I take it, its 10m from road so horse does bolt on to road when exercised. So I'd only really have the fence there is if I used this area for housing the horses there in winter to save grass getting cut up during bad weather! As they would be unoccupied by me.

    Uncle Tom, about the conseqeunces for breaking entrance without PP where on the charter is that, I cant find. Thanks again for info what I was looking for.

    The following is taken from the forum charter:

    The two quotes above are clearly asking if you can get around the planning process. You can not discuss that here. If that is not clear to you now, please PM me any quearies you may have regarding the charter.

    The 10 metres only applies to a structure and not a fence.
    Edit: Sorry, I didnt read the post correctly and thought you were referring to a building.

    Please see point No.3 of post No.2 above, ie., you can not run your arena boundry fence (or any part of the arena including the sand base) less than 10m to the public road.

    muffler, no you have brought up a good point. That class refers to 'area' and 'structure'. Im confused is the area the part within the structure with the sand in it, so I CAN have sand all the way to boundry of road? But would a fence be a 'structure'.
    the area doesnt have to be 10m from road but structure does?
