Im just doing a registration/transfer map for a small plot of land and it incudes showing a right of way on the adjoining lands for the septic tank from this property.
Now the original land owner has agreed to allow all required access to the tank and to allow any future upgrade of tank required on his land including additional space for percolation etc.
My question - should I just highlight the access road to the tank as right of way and allow solicitor to draw up agreement re future works etc?
My client wanted something on a map to show the area he will have access to but it is not really possible to do this given changing regulation relating to tanks in future etc and the varying requirements for percolation pipes etc

Mick, its an easement that is required for the septic tank, pipe route, perc. area etc. The solicitor can word it properly within the written contract.

Just mark the pipeline from where it enters the property to the septic tank and then just immediately after the septic tank you can draw a rectangle to represent the size of the percolation area and make it a little larger if you thought that additional ground was needed in the future for spreader drains.

All this would be done in single blue lines and lettered accordingly. Eg: pipeline = "W" - "X", septic tank = "X" - "Y" and percolation area = "Y" - "Z"

If you PM me your email address I can send you a sample of one I would have done in the past.

The maximum area that would be required for a 10 bed house under current regs is about 20m x 30m.
If it has to be marked on a map at this stage, show at least 20m x 30m to cover yourself.
