Quantity Surveyor for a one off build

    Hi...does anyone here have any experience of getting a Quantity Surveyor to prepare a Bill of Quantities for a one off house build in Co Galway?If so who did you get to do the bill and how much did it cost??

    I'd say it is pretty rare for anyone building a standard one off house to go to a QS practise to do up a BOQ.

    most that are done for these are nixers for QS's or else lads who are gone out on their own and specialise in one off houses. there is some company in Tipp that do up BOQs for about €500, remember seeing them send me a leaflet when I got planning permission.

    but I would think thats about the going rate for doing up a BOQ on a standard one off house.

    For a one off house would not be getting a BoQ done, A good set of drawings and tight specification done by your architect given to builders to price from is better than any BoQ you will get done
    Know what you want before you tender, window selection, joinery finish, M & E layout, landscaping, kitchen , wardrobes, sanitary ware etc. The more you can finalise before tender the less reason for adjustment to the tender sum at the end of the day

    If you tender the job with a BoQ you are putting the risk on the quantities back on to yourself, any low quants builder will remeasure, if you tender with the boq and state the quantities do not form part of the contract, builder will ignore the boq so no poiint having one

    In short one off house, tight set of tender drawings and specifications, the only way to proceed

    the BOQ does not put the risk of quants back on the home owner unless the contract says so and in the case of a house it will prob be a lump sum contract and the BOQ will be included as a pricing document. The BQ will state that the builder shall include for the cost of all works whether or not they may be shown on the drawing or in the BQ. it would be very useful to the homeowner during the build for stage payments and variations. the more detailed the bq and dwgs. are the better.

    I have chosen to use a QS because he can help with the specificaiton before you ever go to tender

    we are looking at various wall build ups to meet the U-value spec my PHPP calcs have thrown up and he came back with helpful advice like

    100/100 with 60mm of insulaiton /100 - €x
    100/150 full fill/100 - €y
    100/150 ful fill/215 quinlite - €z
    etc

    so we could match up U-value requirments with a wall build up with a price before ever going to tender

    Also our spec says despite the QS BOQ they build must satisfy themselves that the quantities are right. (and make know to the client why they beleive them to be wrong)

    Make sure your contract says this (RIAI blue form of contract where quantities do not form part of the contract or strike out the BOQ section fo the SF88 contract)

    Just because your spec says it does not make it contractual as the contract is the preceeding document and if the quantities are part of the contract then this forms the basis of the contract.

    Be careful in this regard and always get professional advice
