Water gathering on flat roof

    Our neighbour called in and they have a damp patch in their garage.
    There seems to be water gathering on our roof which is probably affecting them. Does anybody know what is the best solution to this problem. Is it a big/expensive job to fix?

    More than likely you have an old flat roof which is starting to sag and hold water. Might not be a simple leak. You need to have a look and sweep water off roof and if it is a hole the you might be able to fix with torch on felt and it will get you over the winter.
    But unfortunately, once a flat roof sags and starts to hold water its time to look at getting it replaced.
    It wont be expensive getting a patch on but to do it yourself you need propane gas and blowlamp and felt, and if roof needs replaced then you are looking at sheets of ply, felt, etc.
    Job for a pro or a very competent diy'r.

    leaking flat roof is a hole for your money it will never be right build it up and put a pitched roof on it

    Drummed into our heads in college - never, ever build a flat roof they always leak (said in a very loud voice!!!)

    Nowadays there are ways around that and they are done a bit better, but still.

    Unfortunately your neighbours will probably have to replace the roof. Otherwise they're going to have to keep on trying to stop the leak, particularly if it's sagging.Tell them to put a pitch on the new one....even just 10deg. Will save them a world of trouble in the future.
