    I'm planing to building a extension on my house what the max size i can bulid with out planning permissiom

    Previously homeowners could build an exempt development (extension) to the rear of their premises up to 40m2 in size, provided you obey certain rules and procedures.
    There are many limitations to this which can invalidate exempt development such as the following:
    (1) Wall height
    (2) Distance to windows
    (3) Roof can not be used as garden or balcony
    (4) Distance from Boundary
    (5) Distance from adjoining property

    However you must consult your local planning authority for details or a good Planning Lawyer.

    Thanks my house is in the open i live in the country side i plan to bulid out the back of the house and want the new roof the same hight as the old one as thats where i plane to put in the bedroom

    That's if it is a single floor extension. It can be 60 sqm if on two floors.
