planning guideline, extension w/o pp!

    Hi does anyone know where the guidelines on building and extension without planning permission can be found. I'd like to know what the limit is and if I have a 20m/sq extension thats there 40years and I wanted that floor space would i have to incorporate that into my new extension or can I level this but without taking away from the allowed floorspace qithout planning permission (as it is now substandard).
    I heard off one person I can build 40m and another 20m, another said I can build detached garage 20m, and another said I can do 20m square every 7 years...
    Im confused :confused:....your input would be greatly appreciated!

    The SI you are looking for is here and the regs go as follows:

    You can build a maximum of 40 sqm without planning permission onto the rear of your house (subject to the restrictions stated).

    This does not mean 40sqm now and more again later. It means 40sqm TOTAL including any extension previously built whether they may have had planning permission or not.

    The exemption limit for a detached garage is seperate to the above and is 25sqm total floor area.

    The floor area is measured to the inside of the external wall all around.

    Oh yes, these are not guidelines these are regulation.

    The majority of what you hear from lay people (including builders) regarding planning. Is false.
    Evident by the fact that each of the above is wrong, some more so than others.

    The regulations have been given and you should read class 1 carefully as there are a few conditions not mentioned in this thread, garden area etc..

    This is the general view, but in this case I feel that its we should mention the date of the previous extension being relevant.

    If the existing extension is over built before 1 October 1964 then you don't have to count it towards your 40m total.
    Built after you do.

    However, if you want to rebuilt that area, then it changes everything. Anything you rebuild counts towards the 40 sq.m
    Knocking it down may require planning alone.

    Thats great, thanks for the info, was really helpful, the link aswell. i checked it out and I was also wondering would I be good to relocate a window to the gable wall which is well over 2 meters from boundary and is there anywhere with info on skylights and what directions dormer windows can go in bungalows or would this definitly req pp?

    Dormers: Always require PP
    Skylights : Considered exempt to the rear only, Max 2
