Need Advise Comments on Extension quotation

    i'm currently get prices to put on a kitchen extension approx 16 Sq Metres to the back of my terraced house. (Ground Floor space currently 30Sq Metres)

    Would appreciate your comments on pricing and finish on quoation.
    I dont plan on being in this house for more then 5 years so i'm not looking for
    a high end spec just your average spec. which will add some value when i sell on. Is this a reasonable quoation

    Some additional questions I have are ? * what type of roofs are recommended for terraced house - I was looking to build a Apex Roof, is this suitable or would a Lean to Roof be better ?

    * I currently have Timber Framed house - is it ok to build standard construction extension ie concrete

    * Does the mm insullation quoted seem ok ?? - Would it be in Compliance of the 2007 Part L Energy Regulations

    Really would appreciate you comments and anything else i should look for.

    Quoatation as follows 16,000 eur to include the following ?
    Rear extension
    Rear extension of size 3.7m x 4.4m (16 square meters)
    · Construct rear extension with apex roof · Construct insulated concrete floor with radon protection
    · Construct cavity walls and with matching tiles to original house
    · Remove rear wall of existing house and resuport with RSJ
    · Insulate interior walls (800mm Kingspan) and extension roof (1000mm Kingspan)
    · Fit new French Doors and window panel to extension rear
    · Supply and fit Velux window x 2 in extension roof
    · Install plasterboard and skimcoat on internal walls and ceilings
    · Render exterior walls of extension to match existing
    · Install pvc gutters, drainpipes, soffits
    · Install wiring: down-lighters x12 in extension sockets x 4 in extension. Fit TV point and alarm point.
    · Move downstairs toilet to under stairs and make good
    · Concrete footpath of 1m to extension rear
    Extension Finish
    Insulated concrete floor
    White PVC gutters and drainpipes
    Pine window boards inside
    Concrete windowsills outside
    Skips and all waste removal
    Site cleanup
    Insulation
    Floors with 100ml Kingspan
    Walls with 92ml Kingspan warmboard including skimcoat
    Ceiling with 100ml Kingspan between joints, plasterboard and skim

    You may or may not get some help here .

    Given that

    1. This is how I make my living I don't want to "give it up" for free
    2. Your post is very detailed and without seeing the site , talking to the builder and reviewing what the tender is based upon - it is my opinion - that an internet discussion forum is not the place to have this checked out .

    Others may see it differently and I am not discouraging this .

    General guidance and discussion is what's on offer here you really need to appoint a professional to review the quote , see it implemented correctly during the works and certify on completion . 30m for 16k is a very low price so caveat emptor .

    Quote was is 16 Sq Metre extension & not 30 m extension !

    Given the small scale of the job I didnt really think that A/T would be interested in the work and hense i'm posted part of the quotation terms
    to get peoples advise.

    I have seen other peoples posts which are just as detailed as mine in terms of price and finishes so i would disagree with you about posting my query on this site. I thought this forum was abt prices and costs and sharing information ????

    Anyhow take your point about engaging a professional to review quote however, at this stage I dont know for sure if I'm even going to extend.
    If my house sells I may move.

    Apologies - the "30sq m" at the top right hand side of the text block of your post caught my eye ....

    The price is ball park ok . The fact you wish to sell soon enough means you really do need professional sign off .

    I don't wish to "put you off" posting here far from it . But I do believe you need - and will find at a reasonable cost - real life professional input .

    Thats actually not a bad quote - you've a fair bit in there. RSJ, moving a toilet, making good etc... I'm currently getting prices for a similar job although much bigger - 75m2. I'm spec'd for 125mm floor insulation, 80mm in the cavity and 125mm in the roof. Imo Apex is much nicer, keep the vaulted ceiling, the height looks good.

    Having a timber frame house should you not also ge a timber frame extension?
    Works out slightly cheaper (generally) as the labour costs are less. Its also quicker to put up.

    My original plan was to move to bigger house but given the current market this doesnt seem like a runner so this extension lark is all new to me would deffo like to get some professional advise if I do decide to extend esp i would like to sell within 5 yrs

    Never thought of getting quotes for Timber frame extension - thanks Welzer will look into that.

    sounds like a fairly good quote to me, taking into account (that by your own admission) you are not going for a high end finish.

    There is quite a lot there.
