    Anyone know the position if a tenant wants to break his agreement (student house share) before he even lives there? Deposit and first months rent paid - can he cancel or does he still have to give 30days notice?
    Any help much appreciated.

    Depends on the terms of the lease the tenant signed. If he signed a nine or twelve month lease then in theory could be liable for the rent for the duration of the lease.

    The fact that the tenant has not taken up residence yet is not really relevant.
