Building Control Inspection

    Hi all,

    I've recently had a visit from Building Control to my self build.

    They have requested the following:-

    "to provide such plans, documents and information as are necessary to establish wheather the requirements of the building regulations are being complied with in relation to the building.
    We require you to submit your design proposals for complying with Part L 2008 of Building Regulations.
    The purpose of this request is to raise awareness of part L 2008 requirements and to identify any non-compliance issues at an early stage so that any necessay changes to the design can take place before completion."

    Has anybody else had such a request and if so in what format did you submit the information?

    Do they require a narrative/section details of the design in relation to Part L or is a specific analysis required?

    I was unaware of this as nothing was stated in any of my previous correspondence with the County Council.

    You will need to submit drawings together with a DEAP calculation . Your Architect can supply the drawings and he can't use DEAP then you need a BER assessor now for the DEAP calcs .

    The Building Control Act 1991. The Building Regulation have been around for a long time. I am unsure how a Self Builder could be unaware of there requirements to comply fully with the current Building Regulations.

    Check with your Co Council first, Mayo have a similar policy but it must be carried out by a registered BER assessor.

    Are Building Control Officiers inspecting Self-build one off houses in Mayo too?
    Its good to see Building Control Officers on site on on-off houses. I didn't know Building Control were insisting on BER Assessors submitting calculations to Building Control in Mayo.

    I believe that Kilkenny County Council require DEAP calculations as part of their Planning Application and a BER Assessor isn't required to provide the calculations. Planning application are of course a different issue and could be a whole new thread.

    I again advise Jasper C to retain a professional to submit the information to Building Control. I wish Jasper C all the best and admit that on a personal note I am happy to see Building Control Officiers on site in Wicklow. It can only ensure compliance with Building Regulations, particularly if they are on site early in the build.

    yes, I got my request to comply with part l, j ,m1m2 regs from the council.
