Getting out of a business lease.

    If a business could not stay open due to financial strain and had no choice but to close where would that leave them with the lease of the premisis?
    If you returned the keys to the owners

    Would the full rent for the full agreed lenght have to br paid?

    If the owner put another business in the premisis(even only for one week ie are they taking responsability for the premisis voiding the lease agreement) after you returned keys have any bearing on the situation in there was any?

    If the owner was advertising the premisis are they taking responsability for the premisis voiding the lease agreement?

    If such a situation ever did arise how would one settle the situation to move on to other things?

    If the business goes into liquidation, then they become a creditor, otherwise the business would be bound to the terms of the lease, does it have a break clause ?

    Is the tenant a limited company or an individual? Is there a personal guarantee? Is there a break clause? Has the landlord sought to take steps to forfeit the lease?
