Detatched building for Gym/Pool Table/Hang Out Area

    Hi all,

    Just looking for some advice.

    Kids are getting that bit older and the house is getting that bit more cramped! Looked at the possibility of extending but due to the roof structure, the quotes were way out there.

    Thinking of perhaps some sort of a detatched building (luxury shed of some sort) which the kids could have as a hang-out area. We have a large garden so space is no problem. Looking for something that could house a Pool Table, Treadmill, TV etc.. Obviously, it would need to be insulated to provide some degree of comfort for when the kids are playing/killing each other!

    Has anyone done anything similar? Can you point me in the direction of any companies?

    Hi Paul, are you intending on getting planning for this structure? It is possible to do it underexemption, but there are then issues involved and criteria that need to be met.

    Firstly have a look at class 3 of the planning regs.

    The obvious limitation is the area. 25m2 under exempt development.
    You can go larger with planning of course. I don't know if 25m sounds big to you or not, but consider this,
    a pool table alone has an footprint of 2.5m2
    Include a 1500 area on all sides (minimum to do it right imo) and the area is suddenly 21m2
    A Treadmill, some seats, table or counter, a WC (speaking from exp, is a must) on top and 25m2 is out the window.

    If you are going to do it, do it right, which to me means planning permission, full size, toilet, a counter/bar (age dependant on kids ;) ) etc. You'll be glad to know that insulation isn't a huge issue. Small spaces get quite warm from body heat, a small amount is needed (i've been fine in many without any and we need to open doors), plus a small heater to get it up to room temp when inactive during winter.


    Cheap = wooden shed from garden suppliers

    Luxery means block built (or quality timber frame) with robust walls and decorate it with a bit of class.

    You are looking at a difference of 3-5 years verses 20 years+ (plus value added to property)

    We were looking to do something similar does anybody know how much it would be to build approx. 6m x 9m inlcuding plumbing, electrics.

    Wire it for a Home-Cinema too!! You know speaker cable from a central point to points around the room where you would put your 7.1 speakers, HDMI cable for a projector etc

    The kids will grow out of a games/pool room eventually too. When they do, you can quickly convert the room to a home-cinema with the purchase of a projector and a big 10ft screen and you and the kids can get out from under the wifes feet :D and turn the volume up as loud as you want without her moaning :D
