VAT on Agri land?

    Can anyone tell me is there VAT applicable if I am renting out agri land? If so at what rate -21 or 12.5%? If there is no VAT payable then what tax is(apart from income tax)? And at what rate?

    Also I need to know where I'd stand with planning permission for erecting sheds/outhouses on land that didn't have them before- is there a certain size you can keep below before you need to apply for permission ? Is getting permission from the council a long drawn out process or does it move a bit smoother than it does with housing ?

    No VAT on renting out land, unless you opt to charge vat. Of course you have to be registered in the first place if you want to charge VAT. I dont think it makes sense to charge vat on rent, as you are likely not to have any or much input credits.

    On the planning permission, think there are some exemptions for sheds etc, but not so sure. Look up your local authority website.

    There is a max size which should be ok for a few cattle. And planning permission a lot quicker now as most building now has permission granted in last few years. Just make appointment and go see planner for your area if your needs are bigger than the exemptions. Most are very helpful and eager to be seen to be doing something
