    Hi all,

Sorry but brand new to boards.ie so please excuse if this is a repeat. Looking at buying an end of terrace house in Dublin and want to get an idea of cost per sq m/ft at todays rate.

    Many thanks in advance!

Unfortunately the devil is in the detail.

Easy to give an approx. cost for a new house in a green field. Much harder to give an idea for an extension to an existing house in an urban setting. I would suggest you need to be budgeting between E120 and E160 per sq. ft.

The large variation is really dependent on access to site (e.g. can foundations be dug by digger or do they have to be hand dug), how much work has to be done to the existing house to facilitate the new extension (e.g. opening up of rear wall), the complexity or simplicity and the design and materials, etc., etc.
