Bathroom refurbs

    Looking to get 3 bathrooms refurbed

    Semi D in Dublin- main bathroom about 6 by 8, ensuite about 3 by 4 and understairs bathroom
    All sanitary ware removed and tiling from floor of main bathroom and around the bath. Ensuite remove sanitary ware and tiling around shower, understairs remove sanitary ware

    All bathrooms to have ware replaced and to be tiled floors and ceilings. New towel rail/rad in main, replace elec shower in main, install mirror and light/shaving point and maybe extractor fans in main and ensuite

    Have had 3 quotes so far- 2 came from tradesmen.ie.
    All said work will take around 1 week
    One quoted €120/day
    One quoted €3200 and
    One quoted €3500

    All have given me numbers for people that they have worked for to check them out

    I think that 3500 or 3200 for a weeks work is an awful lot- even if there are 2 on the team and neither indicated there would be its still 1600-1750 for 5 days work. I'd be happy to get that myself .

    Anyone any views on the quotes- expensive or cheap? What's the going rate?

    The going rate usually depends on where you live, city, town or rural area.
    As a general rule why not contact 3 local plumbers & 3 local Tilers for quotes? This will help you to guage the local going rate.

    Many highly skilled tradesmen are finding it hard to get €120 per day, 5 or 6 days per week, every week of the year!

    I'd be supplying ware and materials
    I'd have thought that labour would be in the region of €1800 for the week- that would be 1100 for a boss and 700 for a helper both of which I think are really good rates in today's market-

    Got a good bit of work done in the garden earlier in the summer and the labour was 1350 for 2 guys for 5 days. They did excellent work, laying patio, making beds and putting up fencing. I thought that was very good value and they did a great job.

    i doubt it.

    Has the gardner got an apprentace.

    Your not compareing like with like....

    For example... I can buy 5 litres of oil for 60 euro and i am wondering why my garage wants 170 for a basic service...

    There is overheads you cannot appreciate when calculating

    Another example is on bathrooms.... the adverage plumber does 1-2 a week or put simpler 3 in 2 weeks. But they do not work every week.

    Now if they make 800 per bathroom out of that comes 2400 every 2 weeks or 1200 a week...

    Plumbers do not work every week. They generally do not work short days...

    I can go on...but your not convinced... My point is your perceptions are not always correct.

    However...I can have a good tiler take out and put back in my bathroom suite...But I find it impossible to get a good plumber to tile...


    The golden rule I live by.... Market conditions... Get 3 quotes if they adverage the same you know the rate... Compare them as to what they are doing

    If someone is too cheap..... be careful... if somene is too dear they might be trying to avoid the work....

    For example... I would spend 10 mins working with a customer to understnd the price.. if they did not accpet it but went ahead I would want a lot of it up front...

    Actually the gardener did have public liability insurance. There were also two of them; Clearly he had overheads- equipment, trailers, jeep etc
    I know I'm not comparing exactly like with like but the comparison holds relatively true.

    To be honest whether or not the plumber works every week isn't a good enough reason for me to pay more for his service- that's like putting the price up to earn the same amount when demand is falling off, that's not how markets work

    Agree that getting a plumber to do all work (plumbing tiling etc. )in a bathroom is a bonus which is why I'd be prepared to pay more for that level of service. All the folks that have quoted have said its a week's work- that's 40 hours give or take. €3000 is 75/hr and €3500 is 87.5/hr. Both sound excessive hourly rates to me. I've gotten 3 quotes so far and the variability is 6:1 in prices so that's what has me concerned... I'll continue to shop around to get value for money. By that I understand: quality at a price- not quality at lowest price.
    I'd have really appreciated the guys that quoted me going through the prices in detail at least that way I'd have understood their rationale. If they had followed your lead I'd have been way more impressed.

    As an aside its really interesting watching people "sell" their services, most do a really poor job at it, ultimately I'm buying reassurance that the tradesman will do the job that I ask in the time he says for the price he quotes. Most people do a really cursory look over the job, don't take measurements ask me very few questions to find out what I want done and usually tell me what they want to do regardless of whether that matches my requirements. Price has only once been given as a detailed quote (that was the gardener who got my job) the rest of the time its either verbal or else a sheet with room 1 x cost, room 2 y cost and room 3 z cost. There has to be a great market opportunity in teaching tradesmen how to market and sell their services.

    you can get loads of prices from various sources and that one , mentioned are full of handymen , very few tradesmen like plumbers are registered with them so be wary , i would reckon 3 days max to do those jobs including tilling , thats if you want pros , of course go down the handyman route to save a few bob , can have disasterous consequenses , dont bother checking people out on those sites , waste of time .
