I was somewhat surprised when a local said that property title/ownership extends three feet out from the actual boundary. This seem unbelievable & unworkable. Is there something that he could of been confused with this ?.

in some of the older propertys, usually labourers cottages, this applies, on one side if there is an ajoining cottage, or on both sides if its a stand alone, i am sure more knowlageable people than i can shed more light on the subject.

On a road frontage title may extend to the middle of the road, but that is not of much benefit to the property concerned.

Usually depends on where the fence has been for the last 12 years.

In newly built houses there may be a planning condition to step boundary back a number of metres. The title to that area outside the new fence does in theory still belong to the property, but is subject to the planning condition e.g. parking space only.
