Planning permission exemption to renovate old cottage

    I own a house in Kerry which has an old cottage near it which was the original dwelling a long time ago. It has a tin roof which I have replaced recently to protect the structure but it would probably need demolished and rebuilt. It has probably not been used as a habitable house for at least 40 years. It has electric and water from the newer house and could be connected to the same private septic tank. Would I need planning permission to rebuild using the same size? And can I also extend it by the 25 metre extension limit?

    To put it very simply no you can't.
    if you demolish the old cottage you need planning for the new. you will also need planning for a septic tank / treatment unit totally seperate from the existing house.

    Hi,not sure if this has been covered but we have an old cottage on our farm which was the original farmhouse.It's been empty for 50 years now but is still relatively structurally sound thanks to an asbestos roof put on it 35-40 years ago.Anyway I'm thinking of renovating this now and wondered if I need to get planning permission for this activity.The roof will need to be replaced and the walls rebuilt, there is an existing water well beside the house to which,subject to water testing, I propose to fit a pump. The only outstanding issue is a sewage fascility.Would I need to get planning permission to install one of these for this cottage's use? Are the council likely to refuse me this given that from talking with my engineer he says I don't need planning to rennovate the existing cottage!

    you need a treatment unit for your foul waste and you need a specialist contractor and licence to remove and dispose of the asbestos roof.

    if it were me, I would probably go ahead and renovate the house, but would be very concious that you do the above.. proper like...

    Removing the asbestos and replacing it with, say, slate or tile needs planning permission. The treatment system needs planning permission.

    if it hasnt been used as a dwelling in 50 years then it ceases to be a dwelling and you need planning to use it as a dwelling again.

    You also need permission to rebuild the walls and for the associated demolision.
