Engineer Issues at final stage of build

    Hi All,

    Just wondering about something.
    What happens if the engineer won't sign off on the house at the final stage of the mortgage?
    We're having some "issues" with ours and it's not looking like we're going to be able to reach a mutual agreement so we're thinking of parting ways.
    We could go looking for another engineer but at this stage we've the house finished and we could get by without the last drawdown if we had to.
    I know the bank send in it's own valuer before you draw down the last stage and i've no problem with that but what if i just don't draw down the last stage?

    Talk to your solicitor . Without completion documentation you will store up problems over the long term - if not in the short term .

    fix up to date: get him/her to certify up to this stage: get new engineer to certify final stages......

    This is not an unusual situation

    Would this not depend on the issues the current engineer has?

    my reading is the there is issues between the engineer and client, not between engineer and dwelling... which would be a completely different situation.

    just to add some petrol....

    probable outcomes.....no final stage payment request could mean:
    1. no air tightness test
    2. no BER certificate
    3. no cert of compliance

    equates to legal headaches in the future which may result in a devaluation of the sale value. When u buy a second hand car you look for a decent NCT cert.... the same applies to house.... no cert of complaince, no test results, no ber = less value
