cost of extension rebuild

    Hiya,
    We have a standard 4 Bed Semi D in north Dublin - with a converted 1 story garage along the side, now a play room, utility room, toilet - standard affair.
    We're thinking of knocking this down and rebuilding it wider, and 2 stories tall. I don't think we can build on top of the existing structure as the foundations would not support it. The new structure would be about 4m wide by 8m deep. It would also involve re-designing the existing roof so that the roof of the new structure blends in. I'm fairly handy and will be taking on most of the internal finishing - I'm just trying to get some idea of the cost to build the thing in the first place. So, to knock the existing garage, build foundations, do all the brickwork, do roof work to add to existing roof, do the internal joisting and small amount of stair work to have access from existing landing - any ball park figure on architect/builder costs?? Have attached a rough jpeg outline of whats involved.

    i am a small building contractor who specialise in extentsions and renovations and have currently been pricing jobs from €75 to €85per sq ft but i have even been beaten on these prices with lower prices, not sure what architects are charging these days
