Building garage beside house, permit required?

    Hi all,

    At the moment I am doing a bit of thinking around getting my own house.
    But I would like to have a proper garage, I am a bit of a car addict so I do a bit of restoration on vehicule so I need a bit of room.

    A garage should be at least 30 sq.meters, but I am wondering if there is any kind of permit needed for this of the only fact it is a garage make it ok?

    I basically know nothing arround building permit, so if you can sho me the way a bit it will be very nice.:)

    I think the largest you can build a garage is 25 square meters.

    Anything bigger than that and you need planning permission.

    You can build a domestic garage that is exempt from planning but for your requirements it would be very restrictive with regards to the size - details here

    Providing there is no business associated with the garage then I dont really see any problem in applying for planning permission to build a domestic garage. Most planning authorities would consider anything in excess of 35 - 40 sq. metres to be non domestic so the 30 m2 you referred to should be acceptable.

    Just like any proposal there is a set list of documents that are required so the best thing for you to do is contact a local architectural technician who will look after all of this for you.

    Thanks a million for all this information and the document it does help a lot.

    Regarding the planning permission, I assume as long as you are compilant to the obligation you can get the planning permission, easily enough?

    It would be definitely for my own usage, nothing commercial.

    Once the design is in-keeping with other structures around and (more importantly) fits well into the site, there shouldn't be a problem.
