Budget and Advice - House kit self build

    Hi there,

    We are in the early stages of house kit self build planning, our first step on the property ladder so we need advice!

    Looking at an overall budget of €300k to include site in the outskirts of Dublin
    We hope to get a site for €80k, build 1 1600-2200sq foot, fiance is a carpenter so can do some of the basic labour jobs with help, and he will project manage the build.

    So the research has begun

    We estimate:
    80k site
    100k house kit
    90k other building/interior costs
    30k planning fees/contingeancy

    Is this feasible?

    Any reccommendations of good house kit companies, preferably eco friendly ones?

    Any other advice before we get started?

    I think you may fall or at least struggle at this first hurdle. I'm not too familiar with the value of sites in your area but I doubt very much if you will get anything for less than 100k.

    A couple of the regulars here who are closer to the area will advise you better.

    My first piece of advice would be to not think of this as your first step on this mystical ladder; but rather the home you will be living in for the rest of your life !

    That will save you endless heartache, unlike the people trapped in 'Starter-Homes' are in.

    Yeah fishfoodie you are right...from all the grand designs ive been watching I suspect we wont want to be moving for a while after its completed....and we are prepared for the stress and the Murphys law - anything that can go wrong will go wrong,

    Hoping to get a bargain on a site in the current climate, i know €80k seems low but fingers crossed......

    Hi Veemon. I posted a similar request earlier today in regard to Kit houses and have just spotted your post from last year. Just wondering have you gone down the kit route or had any feedback from others?
