Refurbishment Job

    I am having a refurbishment job done on my house. The project has three elements.
    1)New boiler , rads and associated plumbing work.
    2)Installation of double glazing throughout.
    3)Provision of an en suite in the master bedroom.
    4)Removal of stud partition to enlarge a room.
    I have three quotes in from local builders and am totally confused as they are not very comparable and also dont include specifications of boiler / glazing etc. The average cost is €40k
    Wondering if it would be a good idea / worthwhile employing a project manager and where would I contact a suitable individual eg is there a project managers institute or similar ?

    Are builders pricing drawings and specifications or just pricing your verbal instructions/requirements?

    Very often you will find that the reason that your prices are so different is possibly your specifications are very loose and builders may interpret (correctly or incorrectly) what your intentions are and/or exactly what work is involved.

    An architcet or architectural technician could write up a basic specification for you and builders could price that specification so all builders are pricing the same documnet, like for like.
