detached house planning

    Hi,

    Can I ask your advice on a matter of planning without permission.

    To build an extension onto back of house without permission you can do 40sq mtrs at ground level. with certain conditions attached you can add 1st floor extension up to 20sq mtrs.

    Is the 20sq mtrs included inthe overall 40sq mtrs or is it a total of 40sq mtrs at ground and 20 on first floor.

    its 40 in total

    so if you are going two storey on a detached the most you can go is 20 on first floor and 20 on ground floor.... to a total of 40.

    Column 2 section 1(c) states

    (c) Subject to paragraph (a), where the house is detached, the floor area of any extension above ground level shall not exceed 20 square metres.

    Just to make you aware also, the 40 sq.m. includes any previous extensions, even those that had planning.

    and also, the first floor is sometimes restricted to 12 sq.m
