    I have been lurking about the boards for some time now but cant get the definitive answer (or is there one)

    For the experts???

    How or what construction type would you employ to build your "own" home to achieve a B2 Rating?

    Taking B2 rating as first priority,
    Budget as second
    Speed as third

    Far from an expert.
    Traditional.. 150mm fully filled cavity.
    Provisional A3 - hopefull of A2 (have reduced window U value since).
    A lot of other factors involved in getting a rating. B2 would be achieved by following current regs I would assume.

    Thanks Lads,

    Going traditional id hope to stay at 100 cavity or there are all the knoc on probs of cills heads etc,

    I dont fully understand the external insulation - any ideas of where to get any further info? (please dont suggest architect - he "specializes in planning only doesn’t get into the whole insulation thing"???)

    I would suggest get rid of your architect if he's not interested or doesn't get into "the whole insulation thing" . Building regulations and compliance therewith is every bit as much as important as planning permission and should be fundamental to the house design in my opinion and not a bolt on thing after planning.

    completely agree....

    there is such a co-relation these days between design and construction, from an energy efficiency point of view, that both need to be give the same respect at this stage. For an "architect" to state that he/she doesnt get into that "whole insulation thing" is disgraceful and sends loud alarm bells to me.

    is the design that spectacularly unique that you need to engage this person at all?

    Nope, design is farily straight forward - thing about the guy is that he is pretty sopt on with the planning issue in Wicklow, dont know if its contacts or plain old age but he has much better sucess rate than younger "up to date guys"

    Anyway all he was charged with was gaining planing which he has done - the rest is up to me, Just spoke to a preliminary BER consultant who will fly thru the plans and come up with a insulation spec,
