renting advice

    Hey guys

    I asked over on the Accommodation board got a few views but only one reply so i was wondering could you lot give me a bit of advice as i have to come back with an answer by tonight.

    I am renting out a room in my house for the last year to a post grad student, she will be going away mid june to mid august and wants a reduced rate in her rent. I suggested paying a full month this month and taking july free and pay a full month august when she comes back but she didnt seem keen on that,

    Can anyone advise me as to how much a reduced rate would be?
    Im new to all this renting stuff so i dont have a clue.

    If she's renting a room then she's renting the room - she pays the full price or leaves.

    ...it all depends on how much you want to keep her. Personally you've offered to give her a month rent free which, to me, seems more than reasonable.

    Thanks very much for the reply, yes i kind of have the same opinion as you I think il tell her one month free and thats all i can afford.
    The thing is she is an ideal tennent very easy going and is hardly ever there so i can have friends over when i want and that,

    think my only fear is i wont be able to get someone else to tak eover if she leaves and I couldnt afford my mortgage alone,

    What sort of reduction does she want? You've essentially offered her a 50% reduction, she pays for two half months and gets one month free, maybe if you work that out as a per day reduction she will see what you are offering?
    Also as has been mentioned in other threads accomodation for foreign language students during the summer is often required, would you be expected to hold the room exclusively for her or could you rent it out for the summer?
