Strip foundation query (split off)

    just a quick query.

building a house, and the foundations are in, but the strip foundation is three feet under top of ground. this seems very odd to me since i thought that a foundation should be over the ground for drainage and water flowing down.

builder said he was not happy to do it but had to do as engineer said.
engineer said it was on the plans, but he drew up the plans.

I am very confused, but it does not look right, i stand on my ffl and there is a bank of clay 3 foot high all round.

    any ideas please

Also on the Planning threads as well.....

    SLIPPERY FROG!

    Give it up mate.

its not that people don't want to help you -it is simply that there is nothing more anyone can do to help you OVER THE INTERNET!

"Google-ing" will only get you so far.............

Your problem is you have to spend money on earthworks.
You greed made you not want to do it.
You now have a problem that is largely of your own fault.

    DEAL WITH IT.
Spend the extra money on a consultant professional & get a second opinion.

    Good luck.

I am not slippery frog, the frogs problem is simmilar but different, if u read it, and i do not appreciate smoke screens in order to get away from the issue at hand, and a culture of its all your fault, hire the professionals, obviously written by a professional.

    anyway

i feel a little hard done by since i did not draw up the plans and the engineer got the floor level over four foot below ground,

i can see where the other chap is saying to dig back but there is a road on two sides and if i dig back to the road it will still be 3 or 5 foot higher than my kitchen floor.

as u can see that will cause all sorts of problems with drainage and flooding.

i wish to enquire whether the legal route is worth while due to professional negligence on the part of my engineer, money is not an issue here.

talking to different builders they all say the same, build your foundations higher than the highest part of the ground. i cannot see why the engineer didnt know that in the first place, and i find it strange that nobody here on this forum will come out and say majority of foundations are built higher than the highest part of the ground or am i wrong, please let me know.

please give me some advice on a way out, if any, and an alternative to the legal route, and also what is involved, my knowledge of building is limited, but if i was on site i would have told the builder and engineer to go home, and re-apply with the foundation level over the ground

please feel free to comment, constructively, outling who is responsible for the mess up and remedies available to me. as i do not need to be anybodys "mate" here.

    many thanks

    It rained today in Belfast.

Did it rain where you are?

    If so....

Have you been to your site and is your FFL submerged with groundwater
(murky brown) or rainwater (largly clear with some sediment mixed in)?

i.e. Is your site now a massive swimming pool 3 Imperial Foot
(or approx. 910mm as they say in the real world...) deep with "clay" sides?

    Await your answer with interest........

Split off from chilledout's original query and keeping an eye on how this progresses.
