Tanking for ICF Build

    Hi All,Im looking for some advice. We have just constructed an ICF single story build which requires tanking as we had to dig down into the site to achieve reasonable head height. The site is slightly sloping. We had some builders look at the job and we have been advised that the membrane system is not up to the job. We have found a guy that uses a Nafuflex 2K Damp Proof System - a 3 coat system but his quote is too high.We are building in Dublin 18. If anyone has any information or contacts I would be very grateful.CheersLP

    I've seen a build across the road from mine in ICF and helped tank/backfill it. They used a bituthene membrane taped to the radon barrier and stuck onto the ICF. A deck-drain board went on over that to protect it from tearing, and then a layer of drainage stone backfilled up along the wall. A drainage pipe at the bottom to allow water to flow out. So far the basement is dry and water is coming out of the drains, so for now it looks good. The contractor who built that house has been constructing ICF for a number of years and his main thing is basements... he will say he's had no problem with that method.

    On my own build (and of no help to you) my engineer refused to allow the retaining wall in ICF and instead we shuttered and poured a concrete wall - he isn't convinced on ICF tanking, but he's playing safe. However that is being tanked similar, the only difference is that a primer paint is going on to that wall first.
