Hi, hope this hasnt been done to death, but here goes - I have a little acre field that im interested in selling - Ive been told that cork co. council, bless their little hearts have brought in new regs regarding percolation tests - my site would be iffy - clay, but gets reddish / stony the deeper you go(5'+) - is it true that only a panel of appointed assessors can now test ones site?..if the site fails, can stone soakpits be employed to take the runoff..or what about digging out a large hole and putting in say 2 lorry-loads of good quality earth -would that suffice as a percolation area ? theres a drain at the edge of the field - can that be employed in any useful way?
Any suggestions / input gladly recieved
    TIA

The soakage (assimilation of run-offs to soils and ultimately ground waters) of every piece of ground can be very different even two side by side fields. That is why it is important to do the tests individually for each potential site. There are lots of solutions for soils with poor qualtiy soakage, which may not mean an outright fail. It is getting to a stage where each Local Authority have a panel of Site Assesors who understand the needs of that LA and are indemnified to test sites in a particular area.

I think you should ring the council and ask if they can give you the local list, otherwise it will be on their web site.
