Help needed with Architect/Builder

    Long story short - myself and my partner have seen a house we like. It's in bad condition. Had it surveyed and the surveyor reckoned it needs about 80k worth of work done to it. He valued it in its present condition at €260k.

    We haven't put in an offer yet (probably go in at 220) but would like to know how much the final cost will be for us and would it be worth it? Where do we go from here? Do we get an architect and a builder in and give them the list of recommendations from the surveyor and the list that we have drawn up of things we'd like done? How much will this cost approx (bearing in mind that we've already paid a lot for the survey). There is always the chance that our offer will be rejected (house is not currently on the market yet, it belongs to a neighbour).

    We're two women with no brothers/dads to advise us and don't want to get ripped off :(

    Basically you are looking for quotations for the renovation/improvement works to make sure they do not exceed a budget.

    Imo, is is worth getting a detailed specification of the required works done up using the surveyor's report, then get at least 3 quotations from reputable builders for those works.

    You need guidance here, if you do not know anyone in the trade, take direction from your solicitor. Getting quotations will not cost you anything. Getting the specification done up could cost a couple of hundred euros, if you need drawings it will cost more, get a quotation first.

    Thanks. We know no-one. Not too keen on going down the solicitor route for guidance though, would rather go with recommendations from people who have had this kind of work done.
