New build vs. "existing" build costs

    Been looking around the site at the various prices being quoted per square foot for new builds. We're looking at extending / converting the attic / adding porch, etc to our humble bungalow to a standard builder's finish. Now at the risk of sounding stupid, is there much of a price difference between a new build as opposed to adding to an existing building - i.e. would a 1,250 square foot extension cost the same as a 1,250 square foot new build?

    The cost per square meter of extending tends to be more than the cost per square meter of a new build
