Mortgage approval advice needed

    Hey guys,

    I need a little bit of advice please.

    My self and my partner have applied for a mortgage with two banks!
    my credit history is perfect i have never missed a payment on a loan, i do however have loans to the value of 26k i also have an overdraft which on a few occassions i have gone over. i am in a permantent pensionable job (civil servant) my bf has no loans has a mortgage free 3 bed house (which will be rented out) we are looking for a relitively small mortgage of 146k and together we would be approved for 220k does any one think we will be approved or are we clutching at straws??

    any advice would be great please i'm not able to sleep with the thoughts of not being able to get my house :(
