    Hi,
    I am hoping to get a significant refurbishment to my house and am thinking about putting in a basement. The basement would be used as an extra multifunction room, spare bed, work room, storage etc, useful but not essential stuff. The available sites would be under the existing house or into the front of back garden (both good size).

    On the continent and in the US I note these are fairly standard.
    Does anyone have any experience of this in Ireland, is it difficult and any idea of costs.

    I have designed & project managed a number of basements, on new build homes.
    A basement is excellent for extra storage, games room, laundry, heating /boilers etc.

    New build is fairly straight forward. There are a number of specialist tanking & water-proofing systems on the market. Google it or send PM.

    Retro-fit basements are abit more difficult, a bit more expensive but not impossible.
    You need to get good professional advice. Retain a Structural Engineer with experience of retro-fit basement construction.

    On the continent is very broad, common in some countries, not so mush it others.
    They are also more common in cities, space being a factor. And they are very common in Georgian Dublin houses, normally with a light well (so often doesn't appear to be a basement)

    But as RKQ said, retro-fit is a lot less common and a lot harder to achieve.
    Is there and reason why you want a basement and can't have a regular extension. Cost to space wise, a basement would be 2 or 3 times are expensive.

    RKQ Just wondering ball park how much extra might a basement add to the cost of an average new build.
