    Hey, does anyone now how much you should be payin per sq.m for a retail unit in blackrock/monkstown/sandymount, on the main streeet?

    how long is a piece of string

    too many factors affect rent to give any realistic answer

    1. what location on the main street
    2. what frontage
    3. stores next to you
    4. accessability
    5. rates
    6. parking
    7. lenght of lease
    8. terms of lease



    e.g. tullow street carlow, a 1000sq ft store can be had for €20,000 and another similar size store is €45,000. They're only 200 metres apart but one is on pedestrian part near shaws, the other at a junction with small footpath & empty units on both sides.

    you're best off looking at worst case scenario sales, then seeing what can you afford to pay, then take 20% off. Rents are on average 50% below peak values of 2004 / 2005 and even less in some locations.

    e.g. former aus travel unit on college green. Rent €100,000 in 2004, now rented at €54,000 to tour business.
