VAT recalim on building materials

    Hi all

    has anyone looked into the oppotunity of reclaiming VAT on a new build here in Ireland. In the UK you are permitted to reclaim VAT on materials in new builds - http://customs.hmrc.gov.uk/channelsPortalWebApp/downloadFile?contentID=HMCE_PROD1_029776

    Considering we are now "one EU" and I can buy anything (well except drink, cigs, cars ........) can I buy my materials in the UK and claim back the VAT

    Good question - would love peoples thoughts

    Are you VAT registered? If not you can claim nothing.

    No true - in the uk if you are a self builder you have a one off oppotunity to reclaim VAT - as layed out in the link I attached.

    Was just asking if any one had tried to do this - give that their build is in Ireland

    You are not in the UK you are in Ireland and you can not claim VAT unless you are registered to do so here, and only if the VAT you are claiming is associated with your business.

    Yes that scheme is not available here. I know its available in uk but I dont quite understand how it makes sense. The government are effectively giving a grant to self builders as it certainly makes no sense from the point of view of normal VAT accounting.

    There are some exceptions relating to reclaiming VAT here while not being registered for VAT. Farmers can in certain situations claim VAT back on certain expentiture. At least this is business expense & I guess they allow this to simplify the situation for the small farmers as keeping VAT accounts can be a workload.

    Not all farmers are vat registered either. If you don't collect VAT and pass it back to the government on a regular basis then your not entitled to claim VAT on expenses.

    I think we're running off topic here.

    The bottom line is that you cant claim back VAT on building products unless you are registered for same.

    I have been asked to point out that "non VAT registered farmers do reclaim VAT (See form VAT 58)"

    Now farming has nothing to do with this forum so if anyone wants to further debate farmers/VAT then please use the farming & forestry forum
