    can i just apply for planning permision or would i need to have all house details and plans made out before applying ?? pretty clueless as to where to start so advice will be appreciated thanks

    Thats like asking,can I have a big mac burger please,but I will pay you next week for it,as I dont have the money on me now..

    You need full plans to go for planning permission and you cannot build outside or over these plans once they are approved.

    How are the planning department meant to see and approve what you intend to do,if you dont have full and final plans drawn up and submitted to them for inspection?????

    You must stick to what you submit too.

    If and when your plans are approved,you cant start building on or bigger than what was approved,you would need to re-apply for planning permission again.

    Depending on the extent of the application you may need more than you think.

    The minimum for any application would be detailed plans ,elevations ,sections ,site plans , site location maps (2 at different scales usually 1:1000 or 1:2500 and 1:10560). In addition a site notice, with the relevant wording and a press notice with the relevant wording.

    If that minimum is not met, the application is not valid and will be returned to you, generally after the 14 day assessment period is up costing you another press notice.

    You need to show the outline of everything you intend to do, you don't need to tell them every last detail down to what door handles or sick you plan on using.

    You could apply for Outline Permission if you haven't finalised your house design on a rural site. You will need a soil test and a detailed Site Plan.

    Contact a local professional for advice - Arch Technician, Architect, Engineer etc. Get at least 3 written quotes.

    I would recommend talking to an engineer/architect, the first meeting tends to be free and they`ll give you a good idea of whats going on. Its a tricky process and the planners can be very strict so its realistic to think your going to have to spend a grand or two at least on drawings and submissions.

    Then again I dont know about DIY planning permission, would be interested to hear how people got on with it.

    I guess the OP just has a site & is wondering about the possibilities of getting planning etc.
    You can either go the full planning route which required final design of the house etc. The full permission will last 5 years. Alternatively you can go for outline which will just require a site boundary survey etc & groundwater/percolation report. The outline only lasts 3 years & if you then decide to build following successful ouline planning application, the permission required following the outline permission will cost you a large portion of the cost of going the full planning route therefore making the outline route much more expensive in the end.
    Generally, the best advice would be to meet with the local council planning official. Take in an OS map & as much detail as you can get your hands on. They will tell you whether its a runner or not depending on site etc. If the planner suggests that there is hope, best to then go the full permission route.
    Outline can be very useful if hoping to sell a site though.
