Plastering and dry lining costs

    Hi all,

    have been pricing for plastering external and internally, including fixing of insulated plasterboard and all ceilings etc. (entire plastering job in other words) for a 2 storey 2700 sq ft house.

    2 quotes we have for labour only are:

    11,200 plus vat and
    10,700 plus vat.

    These seem extraordinary amounts to me, considering I will be supplying all the materials, am i missing something? can anyone give me an idea of how long this job might take using how many people?

    I appreciate i could ask them this directly but i have found from recent experience that the answer is not always strictly honest.

    The prices do seem a little high I would thought €9500 plus vat for a 2700 sq ft house.Are you supplying the scaffold for the external ?What is the exterior finish i.e sand cement etc and where is your house?

    Whatever plasterer you use make sure to check his work as bad plastering will torture you!

    16 k for a 2990 sq ft house. External nap finish with 4 inch bands.
    internal skim coat to all plasterboards as the house is timber and no concrete blocks. They are supplying the all the material.


    I thought this was expensive also but the price was agreed last May.
    The external is finished and it took 2+ weeks to finish.
    I would roughly guess that sand cement/ plasticizer etc be somewhere around the 1200-1500 for the external. Labour i reckon (again guessing) is 200 euro per day per man. So with that 12 days times 3 times 200 euro. This roughly would be somewhere in the region of 6500 to 7000 euro for labour. (vat included).
    The internal is not completed yet but giving it is a skim coat and finish. I would assume slightly less. Again as it was sub contracted so the block layer is taking a cut here also.

    Hopefully some more experienced people will rubbish or confirm my thoughts.

    I think this really depends on where you are building! The good plasterers are still busy and charging a nice sum of money none the less.

    We are pricing at the moment and have 2 of the 3 quotes from the best guys around - all have come highly recommended by other tradesmen...

    We are looking for "Insulated Plasterboard" (plasterers dont like calling it dry-lining I have just found out this week :) ), slabbing, plaster internal, external with a 1inch trim around windows and a nap finish (on a 2,600sqft house and a garage).

    Of the prices I have so far, they are €9000 and €10,500 but the most expensive is my preferred as everyone raves about his quality. Think I can get him to €10,000 for this and will probably go with him then.

    I really think that the quality of the plaster is one of the most important things in your house as its what you and others will look at every day. What lies beneath is never seen...

    Hi Voodoo,

    Does this include sand cement and skim coat. Leave out plasterboard/insulated plasterboard. Eitherway it is very good.

    At 16 K for material and labour for nap external and skim coat internal, including sand cement/skim coat and leaving out slabbing it is starting to look expensive by a couple of K,€€€

    16K = external nap + internal skim coat+ sand cement+skim coat 2990 sq ft house

    Vodoo, Are those prices including vat??

    kevin4400, We will provide the scaffolding and are going for a white sand and cement finish (as an aside, what do people think of this, will it be maintenance free?)

    I think we are going to look for further prices. I have gotten some prices also for the insulated plasterboards and skim them from SEI approved contractors and it seems to me they are simply adding on the value of the grant and quoting over inflated prices. Prices ranging from 8300 - 9800. Again excessive,seeing as i have priced the boards at a cost of 2800.

    Looking at the breakdown homeward bound has given, am i the only one who thinks 1000 a week is a bit much in todays climate??

    We are south east based, anyone in the area think they can do better than my quotes, please feel free to pm me?

    Thats exactly what i am saying . 200 a day or 1k a week. It doesn't really add up.

    White sand cement if done right is the way to go,I was a fan of coloured render until I seen it after a few years and in some cases it did not age well.
    Mendal allow €7 per plain board and €8 per insulated board to tack and then 11 per board to skim.
    As for the external the m2 price depends on quoin stones bands etc.

    Sorry, mine i for labour only - no materials... The price I was given for slabbing is €5 per board. All prices are inclusive of VAT (I think)...

    We too are providing scaffolding for the overall build.

    Sounds very dear.in kilkenny the labour is usually done by square foot of house multiply x 3. can knock a bit off then to round her up.

    that would leave me thinking around 8k instead of the 9.5k i am being quoted.

    Still struggling to find a better price.

    Folks

    Paid €5000 cash for nap plaster finish to a 3400 sq ft house last week. This included bands around windows. Its an unusual shaped house with stone on the gables and front with quoins etc.

    Materials cost €1000 - cement, sand, timber, nails

    So total cost was €6000.

    One man spent a day scudding the house.

    There was 5 men on site for the 4 days of the first week and the following week 3 days. The main plasterer worked an additional half day to finish part of the house.
