Legal Documents Required For Sale?

    Hi,

    Could anyone here help me with a list of what legal documents are required for the sale of a house?

    YOU need your own id,birth certificate, plus the deeds of the house.When you go to a solicitor he will ask you for anything else he may require,your adress,phone no etc.You only get the deeds when the mortgage is paid off.
    YOU need a document with your name on it to show you own the house.
    HE will be in correspondance with the land registry over the next 2 months etc to make sure everything is in order.THE deeds are normally held by a bank or solicitor for safekeeping.
    IF you are the legal owner he will go thru whatever documents are needed.
    HE has to check for ground rent etc, ie my friend has to pay 50pence ground rent to the city council, per year , its on his deeds.

    say the house is worth 180k, he should charge around 1200 for conveyancing,
    the legal work he does to enable you to sell the house to person x.
    RING up 1st and say how much do you charge for conveyance work, on an average 3bed house worth say 150k.I,D say he has to check theres no other loans current on the property,and the mortgage has been paid off fully.
    SAY the house is 50 years old he needs the documents/deeds for the last 50 years.

    As part of the sale - what legal doc's are required?
    (like deeds, birth cert, cert. of compliance...) any else?

    WHEN i sold my gaff, i just showed my id, got a solicitor, she got all the documents,deeds, from the bank, or the land registry.
    I signed everything she showed me, and just showed her id. once.
    Basically the bank had all the documents, and i had no loans outstanding, apart from a very small mortgage, .
    and obviously i had to give her my bank account details, so she could transfer money from the sale into my bank account.THATS it, it was pretty simple.
    if there was an extension built, you,ll need a cert or a letter from the planning dept to prove
    that you received formal planning permission be4 you can sell the house.
    YOU should tell her to ring you,or write to you if theres any delay,or if she require s further
    documents to proceed with the sale.
    it has been known for the banks to lose documents in the post ,especially if the house is like 70 years old with 5 different owners.
    SHE had documents from ten years ago, as i had used her to purchase the house too.
    IF the house was left to you by your mother, she,ll probably contact your ma,s solicitor,
    ie she may need to see the will , im not a lawyer ,so thats all i can say.
    She should be able to obtain any other documents from the land registry .
    IF ITS an ex council home, she can obtain docs from the council too.
    if its a council home, you bought the council can stop the sale in certain case s, eg they will not
    allow you to sell it to joe bloggs , if joe bloggs has recently bought a home from the council,as far as i know, even if you are the legal owner of the house .
    eg they dont want investors buying up 50 ex ,council homes as an investment portfolio.
