A friend lives there. There are lots of different blocks, so things may vary. The development is all but complete, with planning permission existing on a site near the bridge.

I imagine you will get some noise from the railway and from the Clancy Quay site across the road, but 3 sides of the site are parkland.

Bus services may be reorientated away from Conyngham road onto the N4.

You need to go all the way up the hill for shops and services, although you might get something int he Clancy Quay development.

I've been living in Bellevue for the past three years and it's lovely here.

    Advantages:
    • Close to city centre.
    • Spar close by (inchicore and chapelizod
    • beautiful parks (phoenix and memorial) and a river-bank walk all the way to chapelizod.
    • private park on the banks of the liffey wier (excellent BBQ territory)
    • very quiet (occasional train horn but nothing major. construction has pretty much stopped in clancy quay so no noise coming from there)
    • playing fields if you're into sports and rowing clubs.
    • management agents do a good job keeping it clean

    Disadvantages:
    • No decent 'local' pub. Nearest pubs are up the hill in inchicore, chapelizod or city centre.
    • Security in the underground car-park leaves something to be desired (car broken into twice and a bike stolen), but nothing recent.
    • apartments can be a little cold - don't hold the heat very well.
    • the occasional party late into the night but circuit breakers are not behind locked doors so i usually cut the power myself if I have to.
    • mobile phone reception is terrible if your apartment is in central courtyard

Some people own pets, but i think that's more up to the owner permitting it.
