An Increase In Rent For Next Year?

    Did anyone else notice a sizeable increase in rent listed on the housing list this year?

    I got told on the phone by one landlord that it was silly of me to look for somewhere for less than 110 euro a week. Unless I wanted to share a twin room.

    The house I am in now is on the list, advertised as looking for six tenants. There are four of us here at the moment, it's a three bed house. One bedroom is not actually a bedroom. There are french doors between that room and the living room. One room upstairs is big enough to be a twin room but the other isn't, it would be quite a squeeze to fit two beds in there, never mind walking around and storage space.

    I am aware mortgage rates are going up and house owners are likely to be struggling but there has to be a line drawn somewhere? A load of the houses we viewed were the same story. 6 people to a house with quite a small kitchen and only two bathrooms...

    I really don't know if I can afford 110 euro a week rent. I'm quite stretched as it is.

    Are many people seeing the same thing? I would rather have absolutely no social life and live out of Aldi than share a twin room...

    I feel rude asking but how much would you consider norm or acceptable to pay as rent?
    We are paying 90 euro at the moment and would consider it expensive. Specially for the size and condition of the place.

    110 euro scare story just him trying to talk me into renting his house? *fingers crossed*

    I used to pay 425 a month, and that turned out to be a good bit more than most people. The gf is on 320 a month, but that's apparently going up next year but a few quid.

    You can get places at 80e a month in maynooth, but you've to be willing to walk an extra 5 minutes to college. Basically.

    Paying 325 a month for fairly large room in a massive house. If you're paying 110 euro a week then move out!!

    Same here.

    Remember, there's more houses than there are students available to fill them. If a landlord is asking for a stupid amount of money tell them so and look elsewhere. If they don't find any one stupid enough to pay over the odds they'll have to lower their rent.

    Yup, it'll be probably gone by next year, but if you go looking for a place to move in from early/mid August, and you are not a first year, you should get a decent place.

    Oh, and demand near colleges will always be artificially higher than usual due to the college being there: a guaranteed demand will allow the landlord to name a price. Although you won't want to pay it, someone out there will (most likely the last-minute people)...

    Does the room come with a butler?

    And you certainly can can get stuff for much less.

    Currently I'm in a double room by myself for only 80 quid a week.
    And we're looking for people to fill the place.


    Honestly that Landlord is talking BS.

    I've got my room sorted for next year, double room, in a house with 3 friends, approx. 55 per week each. Any landlord trying to shift a tiny room for 110 a week is going to be left sorely disappointed, I swear some people are too used to "the tiger" and have no idea how money works.

    I'm so glad I started this thread. The landlord who lectured me about not being willing to pay more than 90 a week, called me back twice! Seeing if I want to view the house! I told him again I couldn't afford it and he still tried to talk me into viewing it.

    Are there definitely more houses than students to fill them? I heard we are expecting a crazy amount of first years next year

    Have you heard of daft.ie? Have a look on there, there's loads of empty rooms. Hence no one should be charging money like that.

    I was looking for somewhere to live next year, and we were told it used to be about €100 a week, but that that was going up this year. This was from someone who had listed rent and deposit as negotiable! It wouldn't have been so bad if it was near the college, but it was a good 15 minutes walk away at least.

    That said, I've my house sorted for next year and it's lovely. I've a good sized single room in a nice house for €80 a week.

    The only problem with looking at places on Daft is that a lot of them are looking for 12 month leases, so if you're not planning on being around outside term time- be careful!

    I set up a thread last year at around the exact same time saying the exact same thing!
    It really pi**es me off the way landlords have these artificially high prices! :mad:
    Its like they're all in collaboration with each other to keep the rates high.
    In today's market, there's no way students should be paying 100eur for a crappy little room 15mins away from college.
    Rates on daft are so much cheaper, but they're often looking for 12mth lease, and don't usually take students.

    I was aked recently to live in a house in Meadowbrook (10 min walk from college) in twin room for €65 per week so there is good deals around. €110 is ridiculous to be honest. I'm going househunting tomorrow (bit late...) and hope to find something in the €80-€90 bracket, single rooms.

    They just say that to warn off people only looking for someone for 2 months or something. You're just renting a room, not leasing the whole place like!

    can top that...am going into a house in moyglare next year with rent of 60 for the smallest room, which is pretty good sized if im honest and 65 for two slightly bigger and 75 for 2 even bigger than that....great deal and now its all for me and four friends :D

    If I do make it to third year I'll only be in maynooth for the first term as I'd have to do work experience in the second term. Would that be a problem when looking for somewhere ?

    was the house the landlord was charging 110 a week for in Leinster Park in one of the four new ones?
    Cos I was talking to one of the girls outside there yesterday about it!

    maynooth prices are crazy. I was living in galway city paying E240/m for a double in a nice house. I thought they were taking the piss when i first came to maynooth. I was half expecting them to rent the kennel outside for E90/w and tell me it was a good deal. The day before college started I got a bus to maynooth and left my bags in caulfields. three hours later i had a twin ensuite to myself for E360/m and my bags were still in the pub. The landlords will all try to sting you before college starts and hope they catch the odd fool or two but when it comes to the week before college they are willing to deal.

    It has been like this since I first came here. Having viewed, negotiated and dealt with many landlords from all locations, there are some proper gangsters.

    Do not deal with them at the level of prices quoted on the current list. The initial April/May burst is always a handy net for the more expensive houses, you will typically find a better deal just before CAO results come out, when summer renters are finalising plans (moving on or making properties available) and just before CAO fence-sitters commit after LC results.

    Make sure you inform them of their PRTB registration requirements (present the documents to them yourself if you have to, it is illegal for them to refuse under the residential tenancies act) which guarantee you a minimal level of rights regarding return of deposits, upkeep of property etc.

    It also requires them to fix rent at prevailing market levels, so if you are currently in a rented house facing a price increase, I find the mention of a PRTB referral usually works well at warding them off.

    Got a gaf for 300/mth at the start of the year, single room, just three of us.. Landlord reduced it to 250/mth after christmas, cuz he knew we were struggling wit cash with the recession and all. Pretty sound.
    Doubt we could somewhere that cheap again!

    I'm going back to look at a place tonight in Kingsbry- 5 bed, 1 bath, sitting room, decent kitchen, extra spare room for whatever we want, utility, big garden... Originally wanted €80 per person per week (they are all pretty big rooms, with a single bed in each one) but when I told him he was out of his mind, he eventually brought it down to €70. He's going to manage the gardens for us and pay for the bins so I think it's a fairly good deal.
    What does everyone else think, or am I getting conned??
    I was on campus this year, in Rye Hall and was getting ripped off for a grotty kip, so I'm hoping this place will work out better!

    I was at €106/a week this year, for a double room ensuite, nice size, and even that was a bit steep IMO.

    Landlord was prolly just trying to get a deal off ya. The most expensive ones I've seen was around the 460/month mark, and those were rare, most common is between 70 - 90 a week.

    What should you really be looking for though? I'm thinking of getting a place for next college year, is it the right time to be looking? And what should I ask about in terms of bills, etc. I just don't want to get stung.

    Sounds like a pretty good deal to me. Only thing for me is that it is kingsbury, but no estate is perfect.
