architect gone what to do now

    Two years ago i got pp started building/renovating a derelict cottage and got pp for a big extension
    i now do need my architect to sign off part two for my mortgage lender and found out he was gone bust nobody told me that was gonna happen
    Today i tried to get it signed off by another one but he cant do that he say

    Second problem is i need the detail drawings for the extension and foundations
    How to get them now??
    People told me hes gone to Australia
    What to do now??

    I need the money and the drawings so soon as possible
    Help

    Talk to your solicitor about getting another architect/engineer in to sign off on the stages. They will need to satisfy themselves as to the build and works so far and they may need to do some details or drawings themselves depending on what is available at present. It shouldn't be too hard to find someone to take over tbh.

    You will find it very hard to get a replacement.

    I used to sign off houses and I was fully aware of my resposibilities. It looks like your architect is not aware of his.

    If you cannot get in contact with the architect, then contact his professional body. If he is threatened with getting struck-off and all that that entails with his work visa situation in Australia, then he might become interested in you again.

    He does not have to come back from Australia to finish your job. All he has to do is contact another architect in your area, explain the situation and arrange to send the new architect his site notes and any relavant correspondence he has.

    It is unprofessional conduct for an architect to take on this job without first getting the OK from the previous Architect as far as I know. Just because he has gone bust does not mean his hands are washed of you.

    This is the situation as far as I know, but I would seek legal advice from a solicitor specialising in commercial law to get the best advice possible.

    Did you have a contract with him for the entire build.
    Or did you only arrange as far as planning and then returned to him for the current work.

    As the two situations are years apart.
